Phase I Environmental Site Assessments
Clear, lender-ready reports from registered engineers across Nova Scotia
What is a Phase I ESA?
A Phase I Environmental Site Assessment is a review of a property's current and past uses to find out whether it may be contaminated. It identifies potential environmental concerns, such as old heating oil tanks, former fuel storage or industrial activity nearby, before you buy, refinance or build.
A Phase I does not involve drilling or sampling. If it finds a potential concern, we'll explain your options, including whether a Phase II assessment with soil or groundwater testing is needed.
Our Phase I assessments follow CSA Z768-01, the Canadian standard for Phase I Environmental Site Assessments.
When do you need one?
-
Buying commercial or multi-unit property. Most lenders require a Phase I before approving a mortgage.
-
Refinancing. Banks often ask for a current Phase I on commercial and apartment properties.
-
Selling. A recent report can reassure buyers and speed up the sale.
-
Developing or rezoning land. Know your site's history before you invest in design and permits.
-
Former gas stations, garages, farms and industrial sites. These carry higher environmental risk and are worth assessing before any transaction.
What's included
-
Records review. Historical aerial photos, maps, government databases and available property records.
-
Site visit. A walkthrough of the property and a look at neighbouring land uses.
-
Interviews. Conversations with owners, occupants or others who know the site's history.
-
Written report. A clear summary of findings and any recommendations, formatted for your lender, with a reliance letter at no charge if your lender needs one.
